APRIL OPENS WITH A MODEST DECLINE IN PENTICTON HOME SALES.
A TOTAL of 14 properties were SOLD in Penticton this past week. That’s only down 2 sales from the previous week (16), but DOWN 8 home sales for the same time period a year ago (22). The highest-priced transaction was a Single-Family Home on the West Bench that sold for more than $900,000. The average negotiated sales price this past week was 97% of the listing price, with just 2 of the 14 properties selling at or above there stated listing price. For the second straight week, inventory levels are HIGHER compared to the previous year. We currently have 497 properties (of all types) listed for sale in the city, compared to 495 homes available in April 2024. This is an ever so slight increase of 1% in available inventory year over year. As I’ve reiterated all year, BUYERS, at this moment in time, still have a slim advantage in the market.14 SALES by property type for the homes SOLD this past week (Mar. 31 – April 6). Breakdown is as follows:
- 1 Mobile Home
- 1 Townhome
- 4 Condos
- 8 Single Family Homes
- 1 Full Duplex
- 2 Mobile Homes
- 6 Condos
- 6 Half Duplexes
